The project includes the full renovation of the existing +/- 50,500 SF building and a new +/- 95,000 SF five-story addition.
The renovation of the existing building includes the removal of the addition completed in the 1980’s on the south side of the building, the repair or replacement of all storefront and windows with historically accurate aluminum and/or clad wood framed windows and storefront, the introduction of (25) residential apartments on the first, second and third floors, three new commercial tenant spaces on the first floor, and amenity spaces for the residential tenants on the first floor.
The addition will be separated from the existing building with a three story glass connector/atrium and will consist of +/- 5,000 SF of commercial space and a 24 car parking garage on the first floor and (76) residential units on the second thru fifth floors. The addition will be constructed using “podium style” construction, in which the first floor is non-combustible construction using steel columns and beams supporting a composite concrete second floor deck and metal stud walls, while the upper floors are constructed using wood stud walls and wood floor/roof trusses. The combustible upper stories are separated from the non-combustible first floor with at 3-hour fire-rated assembly at the second floor level.
The Broadway and Sixth Avenue elevations of the addition will be clad in brick, composite wood panels and fiber cement panels while the south and west elevations will not have brick. All storefront in the addition will be aluminum and all windows will be aluminum clad wood.
The Owner is applying for tax credits from the National Park Service and the State Historic Preservation Office.
