50/50 Commercial Building Exterior Rehabilitation Program  


The 50/50 Commercial Building Exterior Rehabilitation and StabilizationProgram provides financial assistance to business property owners to stabilize buildings, improve the exteriors of buildings, make code compliance improvements to primary and secondary entrances, and make site improvements, as required, to achieve exterior and interior code compliance of the building.
Buildings that have received prior financial assistance for building exterior rehabilitation (with previous maintenance agreements) will not be eligible for funding to redo previously completed work.

Category A -General Eligibility:

  1. For commercial, industrial, office, mixed-use or other "business" buildings only. Buildings with "home occupations" will not be accepted.
  2. Applicant must own the building.
  3. City-wide locational eligibility.
  4. No income restrictions.

         5. Priority is given to applicants whose building best meets City of Troy objectives.

                            a.  Vacant or underutilized buildings

                            b.  Blighted or hazardous conditions

                            c.  Inner-city location

                            d.  Low-moderate income employment opportunities                                                                     e.  Historic renovation

Benefits
Program reimburses the owner 50% of the entire building exterior rehabilitation cost on a 50/50 matching basis, up to a maximum $10,000 grant limit per building.

Requirements
The owner will be required to grant to the City of Troy a ten (10) year facade easement and will agree to comply with the City of Troy Code for "Minimum Property Standards for Grant Programs.

Category B - Target Area Eligibility:

  1. Building must meet the criteria established for general eligibility.
  2. Building must be located in the downtown target area.
  3. Building must be categorized as a "large" building, exceeding three (3) story height and exceeding a one lot width of at least 30'.

Benefits
Program reimburses the owner 50% of the entire building exterior rehabilitation cost on a 50/50 matching basis, up to a maximum $30,000 grant limit per building.

Requirements

The owner will be required to grant to the City of Troy a ten (10) year facade easement and will

agree to comply with the City of Troy Code for "Minimum Property Standards for Grant
